Is there really a “best season” to sell a home in Spain?

The idea that “spring sells better” has a historical basis, but in 2026 it needs nuances. Today the Spanish market combines two forces that alter classic seasonality: active demand and limited supply.

To situate ourselves: according to the INE, in 2025, 714,237 home sales and purchases were registered, 11.5% more than in 2024, and the highest volume since 2007. This is not a minor fact: when the market moves at these levels, the “season” matters less than the strategy.

What the data says about seasonality

If we look at monthly series from the INE, more activity is usually seen in spring-summer months (due to family decisions, changes before the school year, more mobility). The INE allows you to verify it by month and province in its monthly sales and purchase table.

But in a market with structural pressure, this seasonality is cushioned: there are fewer specific “windows” of opportunity and more decisions driven by real product availability.

The big factor that rules today: offer, not calendar

One of the reasons why seasonality weighs less is the shortage of supply. BBVA Research pointed out that the growth in new construction visas is insufficient compared to accumulated demand and cited a relevant unmet need (for example, its estimate of accumulated demand for households 2021-2025).

In other words: when the stock is short, the buyer who finds “the right home” acts, whether it is March or November. And the seller who comes out with a well-prepared price and documentation can sell outside of the seasonal “peak.”

What does change depending on the season (and can be measured)

Although the market is dynamic, there are practical seasonal variables:

  • Volume of leads and visits: usually increases in spring due to greater social activity and more hours of daylight (better visiting experience).
  • Competition: if more owners publish in spring, you will compete with more offers and the presentation must be impeccable.
  • Decision time: in high activity months, the buyer compares faster; In off-peak months, those who visit tend to be more determined (fewer “tourist” visits).

Expert reading: “best month” does not exist; “best way out” yes

The professional conclusion is not to choose a month, but to build a go-to-market with three measurable levers:

  • Correct starting price (avoid burning the ad with late drops)
  • Complete documentation from minute zero (reduces friction, renegotiations and crashes)
  • Marketing and filtering strategy (fewer visits, more quality)

If those three levers are good, the season adds up, but it doesn't decide.
